Our management services are completely computerised and state of the art. Landlords enjoy monthly e-statements detailing all incoming rent and outgoing disbursements with copies of any paid invoices. All funds are credited to the landlords account as cleared funds so the money can be drawn on immediately.
We keep a database of quality prospective tenants looking to rent in our area, so any landlord can rest assured that if their property is available for lease, it will be leased to a quality tenant at the highest rent in the quickest time frame.
Our available rentals are displayed on 10 different websites with Professional Photography to ensure the landlord’s property looks its best for potential tenants.
We accompany all interested people to the property. This has two advantages. Firstly, we can assess the prospective tenant’s suitability and presentation and secondly, ensure the property is locked and secured when leaving.
We check all details on a prospective tenants application form, in particular, tenancy databases – we ensure the tenant is not listed as a default tenant with another agent, previous rent references and employment details. We then communicate with the owner, regarding details and conditions of the new tenancy to gain their approval to proceed with the new tenancy.
We organize the preparation and signing of Tenancy Agreements and Rental Bond lodgement paperwork. We then carry out a thorough Entry Condition Report with full Internal/External photos.
We ensure compliance with Smoke Alarm and Water Efficiency legislation.
We ensure the tenant maintains the property in accordance with the Tenancy Agreement. Thorough internal routine inspections of the property every 6 months and then a written report is sent to the owner, at which time any necessary maintenance items are drawn to the landlords attention. Should any repairs be required, we have access to local reputable tradespeople and the invoice can be deducted from Trust Funds held on the landlords behalf, thus showing all details on their monthly and end of financial year statements.
We are able to offer a Landlords Protection Insurance Policy, the premium of which is fully tax deductible. This policy caters especially for properties that are rented. Many owners may be surprised to find that the normal household policy does not cover the property once it is tenanted.
