> Before making any decision, it is always important to do your research. Make sure you know everything there is to know about the area and the type of property you are looking for. The internet is the best way to compare multiple properties, what they offer and the rent being charged. The property you choose needs to suit you financially and also needs to meet any day to day needs you have. There are significant upfront costs involved in renting a property – so make sure you budget and are confident that you can afford the weekly rent on an on-going basis.

> When making an Application for Tenancy ensure you complete all sections of the form and include any additional information such as Identification, copy of past rental ledgers, references, payslips, bank statements etc. The more information you provide, generally, the better the chance of being selected as the landlords preference.

> Paying rent on time and keep the property in good condition will make most landlords appreciate you as a good tenant, this can sometimes result in landlords keep the rent at slightly below market rent.

> The minimum lease term for most leases is 6 months. But sometimes this is negotiable – depending mostly on your rental history and the landlords requirements. In the current market, many tenants are keep to sign up for a longer term – sometimes up to 2 years. This can actually be a valuable bargaining tool, because most landlords almost always prefer secure long term tenancies.

> Always report repairs when required, letting the property get run down is not appreciated by landlords.

> If your circumstances change during the tenancy and you are having difficulty paying your rent on time, speak to your property manager immediately, don’t let the situation get out of control. Landlords are generally understanding if tenants are upfront with what is happening and you can reach agreement on when rent will be paid, even if it is late.
